Fort Myers Rental AC Checklist
A one-page AC handout for Lee County rentals, from the dry season to the summer rains.
Request an AC contractorIn a Fort Myers rental, the air conditioner is the appliance tenants notice first when it stops. It runs for most of the year, it pulls a lot of water out of the air, and a small problem can turn into a soaked ceiling if nobody says anything. This checklist gives tenants a few safe checks and a clear list of what to report.
Before reporting "no cooling"
- Thermostat set to Cool, a few degrees below the room, fan on Auto
- Thermostat screen not blank (try new batteries)
- No tripped breaker marked AC, condenser or air handler
- Filter not gray and packed with dust
- Step-by-step: AC not cooling in Fort Myers
Water warnings
Lee County's summer air is so humid that drain lines are the most common rental AC problem. Report these the same day:
- Water on the floor near the indoor unit or in the closet that holds it
- A stain or drip on the ceiling below an attic unit
- The AC switching itself off for no clear reason (a float switch may have tripped)
- A musty smell from the closet or vents
Report right away
- Burning or electrical smells
- A breaker that trips again after one reset
- Ice on the copper lines or the indoor unit
- Loud banging, grinding or screeching from either unit
Rainy season and storms
- Keep the fan on Auto so water can drain off the coil between cycles.
- Don't block return grilles or supply vents with furniture.
- Before a storm, follow the manager's instructions and move loose patio items away from the outdoor unit.
- After a storm, don't run a unit that was flooded or damaged. See hurricane prep for your AC.
Seasonal and vacation rentals
Rentals that sit empty between guests or over the summer still need the AC running at a raised setting so humidity doesn't climb. See AC settings for seasonal homes.
For property managers
A yearly tune-up and a spring drain flush prevent most of the calls that come in during July and August. For repairs and service, see AC repair, condensate drain lines and AC maintenance.
